Buying a home is a stressful process. From first-hand experience when I bought my first home I often found I was going through the motions of what I needed to do or was told to do, without any real understanding of what was being said and what it all meant. A guide that outlined the initial steps of the conveyancing searches and the home surveys required when purchasing a home would have been valuable to me indeed.
Your Neighbourhood Surveyor has been a practising surveyor for a decade and has used his knowledge to provide explanations about the searches and surveys needed in the house buying process - what they can highlight, their limitations and any next steps so that buyers have a better understanding of the whole process.
Admittedly, there were moments when reading when the echo of my previous frustration returned when reading this guide. The hint I guess is in the title, this is a “plainish” guide, one that still leans towards using more professional phrasing and vocabulary as opposed to ‘an idiot’s guide’ that explains something in a really basic way. For someone like me with limited house buying and selling experience and who struggles to understand a subject when I'm annoyed with it, the addition of some more conversational, layman’s phrasing would make this more approachable to me personally. However, what this does offer the more confident and willing to learn house buyer is a useful, concise walk through of the what’s and why’s of everything from legal searches to surveys, planning consents and listed building requirements. This is a short summary that provides a little extra context than what may have been provided during the house buying process.
